as a former student of echo springs i am here to say that the place deffinetly is not a joke. doug will make your life better if you listen to him. On the subject of the price. i think the price reflects the type of people echo springs targets. if the price shocks you there are cheaper places. i would also like to point out that there are places that are alot more, recovery by the sea being one of them. that place is in malibu by the way.
